Rent Review and Lease Renewals: Warning these can seriously damage your financial health.
If you have a property due for rent review or lease renewal please contact us early, ideally twelve months before. There are strict statutory timetables for lease renewals and often contractual timetables for rent reviews. If these time tables are not followed then thousands of pounds can be lost. Tenants can even loose there rights to occupy a property. Apart from sorting out the service of notices and counter notices and timetables we can negotiate new lease terms or the correct rent at rent review.
If the landlord and tenant can not agree rent or terms then ultimately the dispute will be refereed to County Court, an Independent Expert or Arbitrator. All are extremely expensive and best avoided. If the dispute gets this far then the party who has collected the best evidence of other lettings and rent reviews, and properly interpreted it, invariably wins.
We leave no stone unturned to gather the necessary evidence as early as possible in the case. We then carefully analyse and interpret it. This ensures that we are able to negotiate the correct result, or better, for our client, and usually avoid going to Court or ensure that our client has a strong case if the other side decides to be unreasonable.
